Panoramic skyline and river views are often the first thing to attract New York City buyers’ attention, but it is important to remember that outside of heavily protected historic districts, these are not guaranteed to last forever. That was driven home in a lawsuit filed earlier this week, when the owners of a penthouse at 520 Park Avenue alleged that the building’s developers, William and Arthur Zeckendorf, hid the fact that Extell Development’s forthcoming project at the nearby 655 Madison Avenue could block the views of Central Park that made the penthouse such a prize (h/t Crain’s New York Business).

The penthouse buyers may have learned about fleeting views the hard way, but owners at W Residences know this firsthand: When the building was completed in 2010, it was one of the tallest buildings in the Financial District, and residents enjoyed open views of New York Harbor and the Manhattan skyline. However, One World Trade Center opened a few years later, blocking many views, and two projects on the rise threaten to obliterate all northern and southern views from the apartments. The long-deferred 5 World Trade Center is taking shape to the north, and this massive mixed-use tower will include 1,200 new housing units, 400 of which will be affordable. To the south, Link Apartments 8 Carlisle will rise over 800 feet high.
Moreover, when W New York Downtown Hotel and Residences (as it was then known) opened to great aplomb, condo owners enjoyed access to the hotel’s amenities and services. However, the hotel closed during the pandemic and never reopened its doors, and a replacement hospitality tenant never moved in. As a result, the owners lost access to the amenities, not to mention value on their apartments: Some listings have sat on the market for as long as two years, many have experienced price reductions, and the average price per square foot has plummeted from its 2016 high of $2,083 per square foot to last year's $1,216.

A penthouse at 130 East End Avenue enjoys open views of the East River from a private terrace, not to mention a claim to fame with a link to American songbook composer Irving Berlin. However, the Yorkville market has become increasingly crowded in recent years with new, amenity-rich buildings that might be stealing this one's thunder. The penthouse was listed for $10.3 million in June 2022, and has been on and off the market at gradually lower prices since then. Its most recent brings it down to $5,250,000.
These listings were among over 250 condos, co-ops, condops, and townhouses across New York City that experienced price reductions from March 18-24, 2025.
