From October 6-12, 2025, the number of Manhattan residential contracts signed held relatively steady, only dipping a little week over week. However, the aggregate dollar amount declined by 17 percent in the same time period. New development condos put on a strong showing, with nine among the top twenty highest-priced contracts and many buildings inching closer to sellout.

A few weeks after it last held that distinction, super-skinny supertall 111 West 57th Street was home to New York City's top apartment contract. Residence #54's asking price of $21 million is $5.75 million below the initial ask when the building started marketing off floor plans, but was still high enough for the week's second-highest contract overall. The floor-through Tower Residence looks out on direct views of Central Park and features interiors by Studio Sofield.

With this contract, only two standard Tower Residences at 111 West 57th Street are currently on the market. The building's other public availabilities include a resale Landmark Residence in the restored Steinway Hall component of the project, a duplex penthouse, and a quadruplex penthouse in the crown of the building.
Shortly after one of the most widely watched and anticipated sales launches in New York City commenced, the first contract was signed at The Flatiron Building. Residence #5NORTH, a half-floor four-bedroom, was asking $19.5 million in the week's third-highest contract. The landmarked building's Beaux Arts facade was restored to its original glory ahead of the condo conversion, and the windows were replaced to meet residential standards. Interiors by Studio Sofield feature hardwood floors, an open kitchen with high-end appliances, a primary suite with a dressing room and luxurious en suite bath, and an in-unit Whirlpool washer and heat pump dryer.

The week's top co-op contract was signed at The San Remo, an Emery Roth design and a New York City Landmark on Central Park West. The $10 million contract for Residence #8C, the week's fifth-highest overall, was signed about a month after it came on the market.

The New York Post identified the seller as musician Suzanne Thomson, widow to disgraced Metropolitan Opera maestro James Levine; it is not known how much the couple paid for the apartment. The buyer has not been identified, but The San Remo's esteemed residents have included Bruce Willis, Demi Moore, Donna Karan, Mary Tyler Moore, and Diane Keaton (may she rest in peace).

Three townhouse contracts were among the top ten of the week, with 6-8 East 82nd Street leading the charge with a $28 million ask. The two distinct houses - 6 East 82nd Street with its sunflower motifs; 8 East 82nd Street with its bead-and-reel moldings - are connected at cellar level. The unidentified buyer, who reportedly won a bidding war, plans to turn them into a single residence. Crain's New York Business identified the seller as the Metropolitan Museum of Art and noted that the properties were listed for the first time in almost 50 years.
Further downtown, 125 West 15th Street entered contract with an asking price of nearly $8 million, the third-highest townhouse and eighth-highest contract overall. It was the office and private residence of furniture seller turned interior designer Juniper Tedhams, who bought the house with her mother and sister in 1998 and opened her first shop on the ground floor (h/t Architectural Digest).

Ms. Tedhams initially listed the house for $9.95 million in April 2025, but took it off the market at the end of July 2025 after a series of price reductions. It was relisted for the ask in early September 2025, and the contract was signed about a month later. She did not give a reason for listing the house, but has long embraced a bicoastal lifestyle and told Unconditional magazine, "There's a freedom working in LA that just doesn't exist in New York." She occupied the parlor and garden levels while her sister lived on the upper two floors. Neither the buyer nor their plans for the house have been identified.

The first full week of October 2025 was a successful one for new development condos all over the city. Penthouse #2 at La Maison Collette entered contract with a $7.75 million ask, the week's ninth-highest overall. Not only did this represent the last penthouse contract in the building, but also one of the building's final availabilities. Sales launched in July 2025, and the one remaining availability is a two-bedroom asking $3.05 million.

Elsewhere in Greenwich Village, a recently signed contract at 181 MacDougal Street brings the building to 75% sold. Closings are now underway, and the two public availabilities include the penthouse.
Further uptown at One United Nations Park, Residence #41A entered contract with a $5.05 million ask. This four-bedroom unit is located on one of the uppermost levels of the distinct black building on the East River waterfront, and brings the project to 95% sold. Remaining availabilities range from a one-bedroom for $1.43 million to a four-bedroom penthouse for $7.75 million.

On the Upper East Side, the last availability at 126 East 86th Street entered contract. The full-floor four-bedroom Residence #17A was asking $6.75 million, putting it just shy of the week's top ten, and features private elevator entry, oversized triple-glazed windows, ceilings over 10 feet high, and a total of 160 square feet of private outdoor space across two balconies.
Moreover, several new developments across the boroughs saw multiple contracts signed. Four contracts were signed at 155W68, making it the best performing new development in terms of the number of contracts signed. 720 West End Avenue on the Upper West Side and Brooklyn Point in Downtown Brooklyn were not far behind with three contracts signed in each building. Two contracts were signed at Monogram New York in Midtown East as well as at NuSun Vernon and Oasis in Astoria, and Vesta in Long Island City.

Also of note, the former West Village home of neurologist/best-selling author Oliver Sacks changed hands again. According to 6sqft, Dr. Sacks lived at 2 Horatio Street for years before taking residence at The Van Gogh and using the unit at 2 Horatio Street as an office.

Approximately 10 years after Dr. Sacks' death, the listing for Residence #3G notes that it was gut renovated "to the studs" and later reimagined by Augusta Hoffman. It entered contract with an asking price of nearly $4 million. Public records show that the seller paid over $2.9 million for it in February 2021.
