After years of planning, fundraising, and approvals, New York’s long-anticipated +POOL was expected to take a major step forward this summer with weekly water-quality testing in the East River. The floating, self-filtering pool, designed with four sections for children, lounging, lap swimming, and sports, has long promised a new way for New Yorkers to cool off in the city’s waterways. But organizers recently announced another delay: The planned testing site overlaps with the Brooklyn Bridge-Montgomery Coastal Resilience project, a major flood-protection effort along the Lower Manhattan waterfront. As a result, testing has been postponed until at least 2027, and the nearly complete prototype remains moored at Erie Basin Bargeport in Red Hook.

The setback comes at a particularly sweaty moment. Following a moderate summer heat wave and during one of the city’s muggiest stretches of the year, the dream of a public floating pool feels especially appealing. New York’s humid summers are shaped in part by the warm Atlantic waters carried north by the Gulf Stream, which help make the city feel hotter and stickier than many coastal cities at similar latitudes. For most New Yorkers, relief still means finding shade, heading to the beach, waiting for a public pool slot, or retreating indoors. But for some lucky renters, the pool is much closer to home.

Extell Development Company’s Hudson Yards’ 555 Ten offers luxury rental apartments and a slew of amenities to fit. Located 56 stories up, the observation roof deck features a southwest-facing swimming pool that almost feels like an extension of the Hudson River.
Between its white steel latticed exterior and 40,000 square feet of residential amenities, ARO is a highly attractive rental both inside and out.
