Free Rent in Brooklyn: 10 new luxury rentals offering up to 3 months free

New York renters are facing another record-setting summer. According to Corcoran Group's latest rental report, Manhattan's median market-rate rent held at an all-time high of $5,295 in July 2026, up 6 percent from a year earlier, while the average climbed to a record $6,655. Brooklyn offered some relative relief, with its median slipping 2.1 percent from June to $4,257, though that was still the borough's highest July figure on record.
The pressure is being driven by tight supply and continued demand. Manhattan had just 5,198 active listings in July, down 22 percent year-over-year, while Brooklyn inventory fell 8.6 percent to 4,492 listings. At the same time, New York's employment base continues to evolve: CBRE recently found that the New York metro area surpassed the San Francisco Bay Area as the country's largest tech-talent hub by headcount, with 394,300 tech workers in 2025 and more than 20,000 AI-related jobs added since mid-2025. That growth adds another layer of demand to a housing market that is already stretched.
New housing is therefore essential, and much of the city's new residential construction is taking place outside Manhattan. For renters willing to look to Brooklyn, that can translate into a compelling value proposition: a similarly priced apartment may come with in-unit laundry, central air, coworking space, landscaped outdoor areas, fitness facilities, and increasingly elaborate amenities that would often command a higher premium in Manhattan. There is another advantage to having several large new developments leasing at once: competition. Developers want to fill hundreds of never-before-lived-in apartments, and some are offering one, two, or even three months of free rent to lure tenants. These concessions can take a meaningful bite out of first-year housing costs, particularly at a time when moving expenses and record rents are already stretching budgets.
That is where net-effective rent comes in. Rather than permanently lowering the monthly rent, a landlord may offer free months and spread those savings across the full lease to calculate a lower net-effective rate. The gross rent is generally what you actually owe during the paid months, and the concession typically disappears when the initial lease ends, so renters should consider both numbers when budgeting for the apartment and a potential renewal. Degraw offers studios to two-bedrooms, while Sackett is geared toward larger households with one- to three-bedroom layouts. Apartments feature oversized windows, in-unit washer/dryers, smart thermostats and locks, Caesarstone countertops, and two distinct finish palettes, with private outdoor space in select homes. Current availabilities start at $3,321 per month, with up to three months free on select residences.
Both buildings offer extensive indoor and outdoor amenities, including swimming pools and sundecks, fitness centers and studios, coworking spaces, resident lounges, children's playrooms, outdoor dining and grilling areas, and rooftop terraces.
