From November 10-16, 2025, the number of residential real estate contracts signed in Manhattan plummeted week over week. However, perhaps this is more of a return to form after several stratospheric weeks. Only five of New York City's ten highest-priced contracts were priced above $10 million this time, which couldn't help but drive the aggregate dollar amount down, and some buyers might be putting their search on hold with the Thanksgiving holiday next week.

The top contract of the week was for Penthouse C at 255 East 77th Street, which was asking $24 million. The six-bedroom residence occupies a full floor on the uppermost levels of the Robert A.M. Stern Architects-designed building and measures nearly 5,500 interior square feet with a total of 410 square feet across two private loggias. The buyer was identified only as a local family (h/t Olshan Realty market report).
The contract comes at a time when 255 East 77th Street is 85% sold and among the best-selling buildings of Q3 2025. It is in a prime Upper East Side location near many popular shops and restaurants, and artisanal ice cream shop Salt & Straw signed a lease in the base of the building earlier this month. It is estimated to open in spring 2027, shortly after closings are expected to commence.
255 East 77th Street was among several successful new development condos in Manhattan. Residence #4 at 85 Worth Street entered contract with a $10.75 million ask, the week's fifth-highest, and brings the recently converted Tribeca boutique condo to 80% sold. Three contracts each were signed at Waldorf Astoria Residences New York in Midtown and 155W68 in Lincoln Center. Two contracts were signed at both 720 West End Avenue on the Upper West Side and The Florian in Gramercy, the latter of which is expected to commence closings in early 2026.
The past week was a good one for Downtown listings, which accounted for five of the ten highest-priced contracts. Chief among them was Residence #104 at The Greenwich Lane, which was asking $15 million in the week's second-highest contract overall. The unidentified buyer will only be the second owner; public records show that the seller, listed as an LLC, bought the three-bedroom apartment with a private terrace from the sponsor for $9.8 million in July 2016.
Also of note, 198 Sixth Avenue had the week's top Downtown townhouse contract and eighth-highest overall with an asking price of $7.5 million. The house in the Sullivan-Thompson Historic District dates back to 1831, when it was built by Richard Wright for merchant Mordecai Palache. It was previously owned by painter/sculptor Irving Marantz, who used the studio off the garden as his workshop, and public records indicate that it has stayed in his family after his death in June 1972. It is configured with a ground-floor office, the workshop, and three floor-through apartments; notable past residents included actors Sam Shepard and Larry Hagman (best known as J.R. Ewing on Dallas). Neither the buyer nor their plans for the property are known at this time.
In Brooklyn, four contracts were signed at Bushwick boutique condominium TEN27 shortly after the building launched sales. Three of the four apartments have private balconies, and all interiors feature high ceilings, wide-plank oak flooring, open-concept layouts, kitchens with integrated Bosch appliances, and generous storage space throughout. Remaining availabilities range from a studio for $525K to a two-bedroom with private terrace for $975K.
Additionally, two contracts were signed at Nine Chapel, a boutique condominium at the nexus of DUMBO and Downtown Brooklyn. These bring the building to nearly 80% sold, and remaining availabilities range from a two-bedroom for $1.82 million to a three-bedroom penthouse for $3.7 million. Indoor-outdoor living is a hallmark of Nine Chapel, and all units have private entry landings and at least one other private outdoor space.
