Carter’s Review

"This large, 19-story, white-brick apartment building is a short block away from Gramercy Park and is convenient to the Flatiron District's many restaurants and stores. The 263-unit, doorman building was erected in 1963 and converted to a cooperative in 1983. Local subway stations are nearby and crosstown buses run on 23rd Street. Third Avenue traffic in this bustling area, which abounds in good neighborhood retail, is two-way. The area has many parks included the very attractive Stuyvesant Park at 17th Street and the large and impressive Madison Square Park at 23rd Street."

Broker & Buyer Comments

This "well-maintained" residence, boasting a "freshly renovated lobby," sits in a "vibrant" Third Avenue location where "countless bars and restaurants" beckon. The "prime neighborhood" offers excellent conveniences with retail at your doorstep. While the co-op board maintains "exacting standards," residents enjoy a "perfectly positioned" home base in this "amenity-rich" district.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
