Overview of Quaker Ridge at 201 East 21st Street

Quaker Ridge is a 19 story white brick post-war co-op at 201 East 21st Street, a short block from Gramercy Park. Built in 1963, it became a cooperative in 1983 and contains 263 apartments.

Floor plans range from oversized alcove studios to multi bedroom combinations. Several alcove layouts have been converted into true one bedroom homes while retaining separate living and dining areas, and generous closet space recurs across apartment sizes. Eastern exposures are common, rear facing homes tend to be quiet, and upper floor and corner apartments have open city views. A combined three bedroom layout spans three exposures and has two south facing terraces.

The full service staff includes a 24 hour doorman, live-in superintendent and dedicated handyman. The building also has central laundry, bicycle and resident storage, and a residents only garage with direct lobby access. Pets and copurchasing are permitted, while electricity and gas are billed through the building as a separate monthly energy charge adjusted quarterly.

Gramercy Park is one block west, Stuyvesant Square is several blocks south, and Madison Square Park lies to the northwest. The Union Square Greenmarket and surrounding grocery stores are also close by. The 14th Street Union Square station serves the 4, 5, 6, L, N, Q, R and W trains.

Broker & Buyer Comments

This "pleasant and classy" co-op boasts a "just renovated" lobby and a "great neighborhood" location "right near CVS" with "many bars and restaurants on Third Avenue"; the police station "across the street" makes it "obviously very safe", but be prepared for a "very tough", "super strict" board with "no more than 25% DTI" requirements, "no w/d" allowed, and a "super long process" that demands patience and pristine financials.

Sales History

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
