When Gramercy 1860 was under construction, hopes were high for the boutique building. It was designed by PJAR Architects, the firm founded by first-ever Pritzker Prize laureate Phillip Johnson; every unit has extensive square footage and some degree of private outdoor space; and all interiors features luxurious finishes – as one demolition worker observed, “The tubs alone cost $20,000.”

Years after sales launched, though, the building remains stubbornly below 50% sold. Two units in the building were up for auction last year, but now they are back on the market with prices reduced by upwards of 20% on three of the five public availabilities. The sponsor has also introduced a closing cost concession for these units.
The listings at Gramercy 1860 were among over 180 sales listings in Manhattan that experienced price reductions from January 31 through February 6, 2024. They also include the full-floor home of former American Express CEO James Robinson at the Rosario Candela-designed 778 Park Avenue. It was listed for $25 million in October 2023, but was reduced to $20,000,000 last week.

Further up Park Avenue, a dramatic duplex once owned by Pulitzer Prize-winning playwright Moss Hart and his wife, actress/singer Kitty Carlisle Hart, was among the past week's price cuts. According to an obituary in The Hollywood Reporter, the couple frequently entertained in the apartment. In the years since Mrs. Hart's 2007 death (Mr. Hart predeceased her in 1961), the apartment has been redesigned by acclaimed architect Stephen Wang and updated with Crestron smart home technology, central air conditioning, and electronic window treatments. It was originally listed for $21.5 million in September 2021 and has been on and off the market since; the most recent price cut brings it down to $15,450,000.
