35 Park Avenue is an 18-story cooperative building in Murray Hill, designed by noted architects Sylvan and Robert Bien. Completed in 1955, the beige-brick building features a white stone base, a polished black granite entrance with a canopy, and landscaped sidewalks. It contains 145 apartments and was converted to cooperative ownership in 1970. Notable design elements include corner windows, discreet air-conditioning units, and select residences with terraces.
This full-service building offers a 24-hour doorman, a live-in resident manager, a landscaped common garden, two ground-floor laundry rooms, bike storage, and an on-site garage with internal access. Residents also have access to additional storage, subject to availability. Pieds-à-terre, co-purchasing, guarantors, gifting, and parents buying for children are permitted with board approval. Financing is allowed up to 70%. Pets are not permitted.

His firm’s work on 35 Park Avenue reflects the boxy, functional style of the era, a design approach noted in a 2000 New York Times article by Christopher Gray. The building stands just north of the former James Hampden and Cornelia Van Rensselaer Robb mansion, now converted to apartments.
