Price Cuts: Nicole Kidman's on-screen penthouse at 200 Amsterdam cut by $7M; Margaret Mead's Village townhouse reduced by $1.65M

From September 30 - October 6, 2025, approximately 350 condo, co-op, condop, and townhouse listings throughout New York City experienced price reductions. These included several listings in the Lincoln Center area of the Upper West Side, including four units at 212 West 72nd Street and a penthouse at 200 Amsterdam Avenue that was originally asking $38 million. It served as the home of Nicole Kidman's character in erotic thriller Babygirl, and was featured on Emmy Award-winning drama Succession.
However, this does not necessarily display weakness in the local market; several high-priced, noteworthy sales have taken place here in the past few weeks. A full-floor apartment at 200 Amsterdam had Manhattan's top condo sale earlier this fall. More recently, last week's top sales included a Riverside Boulevard penthouse once rented by actress Kerry Washington and a newly constructed penthouse at The Astor.

Further downtown, multiple discounts took place at condos like 15 William, The Broad Exchange Building, and W Residences. These were part of an earlier wave of residential development in the Financial District, but now face increasing local competition, namely from luxury buildings like One Wall Street and The Greenwich by Rafael Vinoly.

The latter is known for The 88, its wellness amenity suite on the upper three floors, and recently unveiled social amenities on the sixteenth floor. These include a library, a game room with multi-sport simulator, a children's playroom with a private terrace, and a lounge with phone booths, bar, and access to a terrace with outdoor kitchen and beautiful Lower Manhattan views.
