On the second full business week of April 2025, the number of Manhattan residential sales recorded dipped slightly week over week. However, the aggregate total recorded spiked during this time, thanks in great part to several uber-luxury sales in Billionaires' Row towers, which accounted for four of the top five sales of the week.

Manhattan Sales:

  • For the week ending April 18, 2025, $510,175,328 worth of transactions across 211 condo, condop, and cooperative deals were recorded
  • 97 condo sales came to an aggregate price of $356,343,167
  • Eight condop sales came to an aggregate price of $8,243,837
  • 106 co-op sales came to an aggregate price of $145,588,324

This was largely driven by 111 West 57th Street, where a total of $89,900,000 was recorded across three sales. Penthouse #72 led the charge at $46,900,000 in the top sale of the week and one of the five highest-priced sales recorded in the building to date. However, this represents a deep reduction on a penthouse that was listed for $66,000,000 in 2020.
The buyers made the purchase through an LLC, but Mansion Global identified them as British real estate developer Christian Candy and his wife, socialite Emily Crompton-Candy. It also notes that the triplex penthouse with a private loggia is roughly half the size of 8 East 62nd Street, the Upper East Side townhouse the couple listed for $70,000,000 shortly before the closing.
The deep cut notwithstanding, Penthouse #72 still came in at more than the price of the next two top sales combined. Several stories down in 111 West 57th Street, Tower Residence #49 closed for $24,000,000 in the second-highest sale of the week. It was trailed by Tower Residence #70, which closed for $19,000,000. Both prices came in below ask, though not dramatically far, and both buyers made the purchases through LLCs.
Another Billionaires' Row unit that came in well below ask was Residence #51A at One57. It closed for $13,310,000, more than 15% below the $15,680,000 ask when it entered contract in March 2025. Public records list the seller of the three-bedroom unit as an LLC and indicate that they have taken quite a loss on it, having paid $20,368,500 for it in May 2014 and then embarking on a massive renovation. However, the closing price was good enough for the fifth-highest of the week.

The top sale outside of 111 West 57th Street was also the top Downtown sale of the week. The penthouse at 345 Meatpacking closed for $18,000,000 in the fourth-highest sale of the week. While $4,000,000 below the asking price when it entered contract in February 2025, the seller nevertheless makes more than double the $7,139,439 they paid for it in December 2013.

Crain's New York Business identified the seller as the estate of Andre Radant, former president of Bolthouse Farms. The agricultural business was instrumental in promoting baby carrots as an alternative to junk food in the early 2000s. The buyers are listed in public records as pharmaceutical executives Sheila Hopkins and Peter Stein.

Also of note, the past week was a good one for new developments all over Manhattan. A total of $10,726,245 across two sales was recorded at 130 William Street. These included Penthouse #62B, a three-bedroom penthouse with a massive private loggia spanning the full width of the residence that closed slightly above ask at $7,076,971. Both units feature the building's signature arched windows, custom kitchens by Sir David Adjaye, and hand-selected high-end finishes throughout.

The unidentified buyers are also set to enjoy access to the building's amenities, which include a pool and spa, an IMAX screening room, a fitness center with outdoor terrace, and a roof terrace with panoramic city and New York Harbor views. The building is nearly sold out, and current resale availabilities start at $1,495,000.
Flatiron House, 39 West 23rd Street Flatiron House, #PH22A (Corcoran Group)
Another building rapidly nearing sellout is Flatiron House, the COOKFOX-designed project located at the nexus of three dynamic neighborhoods: the Flatiron District, Chelsea, and NoMad. Penthouse #22A, a four-bedroom penthouse with planted Juliet balconies spanning the entire eastern facade, closed for $10,100,000, a price just short of the week's top five sales. Flatiron House's one public availability as of this writing is a townhouse unit with a $6,750,000 asking price and access to all building amenities, including the fitness center, lounge, game room, and a planted garden.

428 West 19th Street, West Chelsea condo Linea (Corcoran Group)
Almost directly to the west of Flatiron House, the first closing was recorded at Linea, a new boutique condominium down the street from the High Line. Residence #9A, a three-bedroom unit with a private terrace, sold for its asking price of $5,495,000. Like all units at Linea, it features high ceilings, oversized windows, a programmable Nest thermostat, Krion countertops and Miele appliances in the kitchen, and Kohler fixtures in the bath. Current availabilities range from a studio for $1,295,000 to a three-bedroom with private terrace for $5,665,000.
The city's prestigious prewar cooperatives remain in demand among luxury buyers. The top co-op sale of the week was also the sixth-highest overall, a maisonette with a private entrance at 820 Fifth Avenue that sold for $10,500,000.

Crain's New York Business identified the seller as Norma Lerner, widow of credit card executive/former Cleveland Browns owner Al Lerner, and noted that the building is almost as notable for who hasn't gotten past the co-op board as for those who have: It has accepted fashion designer Tommy Hilfiger, philanthropist Lily Safra, and hedge fund executive Ken Griffin, but rejected casino mogul Steve Wynn and cosmetics executive Ron Perelman. The maisonette's sale was recorded about two months after that of a full-floor apartment a few stories up belonging to Metropolitan Museum of Art trustees Charles and Jayne Wrightsman.
