At this point in April 2025, much of the data from Q1 2025 has been recorded to show a robust Manhattan residential market. With over $5.6 billion in reported closings, Q1 2025 was the second-highest first quarter since 2017. The average price of a Manhattan condo is up 16% year-over-year, and co-op average prices are at five-year highs. Most recently, both the number of sales recorded and aggregate total increased week-over-week.
However, it remains to be seen how long this will hold in the wake of the economic uncertainty inflicted by President Trump's tariff plan. On the one hand, Manhattan real estate is traditionally seen as a safe investment. On the other hand, Corey Cohen, founder of The Roebling Group, reports that some affluent buyers are canceling deals or holding off on them altogether amidst fears that sweeping tariffs could damage future home values.
However, it remains to be seen how long this will hold in the wake of the economic uncertainty inflicted by President Trump's tariff plan. For the second week in a row, 35 Hudson Yards was home to the top sale of the week. Penthouse #91 closed for $28,585,750, or 51.5% below the $59,000,000 it was initially marketed for in October 2019. It was last listed for $35,000,000.
The deep reduction notwithstanding, the sale of Penthouse #91 represents the second-highest condo sale recorded in the entire Hudson Yards complex. It was eclipsed only by Penthouse #90 one story down, which sold for $35,003,750 in September 2022.

Located on one of the uppermost floors of the tower designed by the recently deceased David Childs, Penthouse #91 was listed as being in white-box condition and ready for customization. The full-floor penthouse features soaring ceilings and panoramic views of New York Harbor, the Statue of Liberty, the Hudson River, and the Manhattan skyline from both floor-to-ceiling windows and a south-facing private terrace.

The penthouse sale was recorded on the same week the City Planning Commission voted to advance Related Companies and Wynn Resorts' Hudson Yards West plan atop the site's undeveloped western rail yards. It calls for an 80-story skyscraper with a Wynn Resorts casino, a conference center, 1,750 hotel rooms, retail and restaurant space. It also calls for an office tower with a new public school, a 5.6-acre public park with access to the Javits Center and the High Line, and a residential building with 1,500 apartments, down from over 5,000 proposed in a 2009 plan.
The proposed plan has faced criticism from West Side residents and community leaders, who object to the significantly reduced housing in the latest plan. City Planning Chair Dan Garodnick took pains to note that last week's vote was not to allow a casino, but rather to approve changes to the 2009 site plan. It now goes before the full City Council.
There will be no decision on the casino license until the end of the year. If Related Companies and Wynn Resorts do not get it, the Hudson Yards West project is not likely to go forward. If they get it, it remains to be seen how the casino, park, and other offerings will affect Hudson Yards property values. In the immediate term, the most recent closings show that between the geopolitical climate and the desire to move quickly before the slow summer season, sellers are more negotiable.

But while Hudson Yards prices are softening, things have heated up at prewar cooperative 730 Park Avenue. A few weeks after a penthouse in the building ranked among Manhattan's top sales, Residence #9A had the week's top co-op sale and second-highest overall at $16,500,000. The price is up slightly from the $16,000,000 ask when it entered contract in February 2025.

Almost directly across Central Park from 730 Park Avenue, a total of $32,855,716 was recorded across five sales at 50 West 66th Street, where four came in above ask. These included Residence #4F, which had the week's fifth-highest sale at $7,710,913.
All recorded sales at 50 West 66th Street to date have been located in the House portion of the Upper West Side's tallest building, as opposed to the tower that has transformed the area skyline. As the site shows, construction is still underway on upper-level loggias.

Also of note last week, the first closings are in at Roche Residences, an East Harlem brownstone turned boutique condominium. All residences feature high-end finishes and come fully furnished, and the building provides the first buyers with a complimentary one-year subscription to meal delivery service Factor, a year of complimentary housekeeping service, and a one-year Equinox gym membership. The closings accounted for two of the three units in the building, and the remaining availability is a two-bedroom penthouse for $969,000.
