In the early 1920s, architects like J.E.R. Carpenter and Rosario Candela were instrumental in luring Manhattan's wealthiest out of their mansions and into apartment buildings through a combination of attractive design, sumptuous interiors, and savvy marketing. Over 100 years later, as March 2025 wound down, such buildings have clearly not lost their allure: Four of the top five sales of the week took place in prestigious co-ops on the Upper East Side on a week when both the number of co-op sales and their aggregate total jumped week-over-week.
The top sale of the week was for Residence #7 at the Carpenter-designed 4 East 66th Street, which closed for $37,000,000 in what appears to have been an off-market transacton. The seller is listed as the estate of Forest Labs pharmaceutical executive Howard Solomon, and his obituary in The New York Times notes that when his son, best-selling author Andrew Solomon, fell into a deep depression in the 1990s, Howard moved Andrew into the apartment to care for him through the crisis.

Public records show that in addition to the full-floor unit on the seventh floor, the buyers also acquired a separate first-floor unit, presumably for staff or guests, for $1,500,000. The sales take place in the same building where philanthropist Julia Koch's $101 million purchase of Microsoft co-founder Paul Allen's penthouse in mid-2022 set a new record for the city's most expensive co-op.

Many consider 834 Fifth Avenue to be one of Candela's greatest apartment building designs, and it was home to the third-highest sale of last week: Maisonette A closed for $14,750,000. The duplex apartment can be reached via a separate entrance on East 64th Street, and a thoughtful floor plan puts the entertaining space on one level and the bedrooms on another.

Public records list former AllianceBernstein executive Dave Williams as the seller and technology/gaming executive Karl Slatoff as the buyer. It is not known what Mr. Williams paid for the apartment, but Crain's New York Business notes that he sought $18 million for it when he first listed it in early 2024. It entered contract for what would turn out to be the closing price in December 2024.

Several blocks north at the Candela-designed 1220 Park Avenue, Penthouse B had the week's fifth-highest sale at an even $13,000,000. Public records show that the buyer made the purchase through a trust, but The Wall Street Journal identified them as celebrity couple Scarlett Johansson and Colin Jost. The couple clearly appreciates prewar Upper East Side architecture—they were seen touring the newly added penthouse at The Wales, the condo conversion of the historic hotel, in May 2022.

Public records list the sellers as Pegasus Capital Advisors CEO Craig Cogut and his wife, philanthropist Deborah Cogut. They initially listed the penthouse for $27.5 million in 2018 and will break even on this sale, having paid $13 million for it in 2006 (h/t 6sqft).
The one condo sale in the top five was for Penthouse #54W at One Beacon Court, which closed for $14,700,000. While this was good enough for the fourth-highest sale of the week, it represents a nearly $2.3 million reduction from when it entered contract in January 2025. Nevertheless, the seller, listed as Comfort Revolution founder/philanthropist/car collector Michael Fux, makes a small profit, having bought it for $13,237,250 in September 2005. The buyer made the purchase with an LLC.
