On the last full week of March 2025, units in some of Manhattan's most prestigious prewar cooperatives accounted for four of the five highest-priced sales of the week, something of an anomaly in recent times. But as March 2025 gave way to April, condos came roaring back. The top co-op sale of the week was the sixteenth-highest overall, and apartments in glittering, towering new construction accounted for the majority of the week's most expensive sales.

Leading the charge was Residence #8901 at 35 Hudson Yards, which closed for $13,999 million. While it had the week's top sale, it ultimately closed for less than half the $28.5 million from when it was first marketed in 2019. This five-bedroom unit on one of the uppermost floors in the building entered contract with a $15.1 million ask in January 2025.

Residence #8901 was among a total of $23.354 million across three sales recorded at the tallest building in the Hudson Yards mega-development with a residential component. Across the campus at 15 Hudson Yards, a high-floor two-bedroom at $4.1 million was also recorded last week.

It is rare for 220 Central Park South not to house Manhattan's top sale, but it was not far behind: Residence #23C, one of the last sponsors unit in the building, sold for $13 million. The two-bedroom condo entered contract with a $13.65 million ask in February 2025.
The top Downtown sale and third-highest overall was for Penthouse A at 7 Bond Street, which sold for $8,550,000. While slightly below the $8.995 million ask when it entered contract in January 2025, it represents a sharp reduction from the $12.495 million the sellers initially sought.

The sellers take a steep loss on it, having bought it for $12 million in January 2018. They conducted the deal through an LLC, as did the buyer.
Further uptown, a total of $27.87 million across five sales of two- and three-bedroom units was recorded at 50 West 66th Street, the tallest building on the Upper West Side. These included the three-bedroom Residence #12E, which had the week's fifth-highest sale at $7.35 million.
