In New York, homebuyers aren't limited to choosing between an apartment or a house—an increasing number of new developments are introducing townhouse-style residences within condominium buildings. These units offer a private entrance, allowing owners to bypass shared spaces like lobbies and elevators.
Inside, they feature multi-level layouts reminiscent of single-family rowhouses, with distinct living and sleeping areas, staircases connecting floors, and sometimes private backyards or garage parking. However, unlike standalone townhouses, these residences provide access to a full suite of building amenities, services, and staff, blending privacy with the convenience of a full-service building.

Despite their appeal, townhouse-condos come with trade-offs. Classified as condominiums, they do not benefit from the tax advantages of traditional townhouses. Their street-level positioning means more exposure to noise and, typically, fewer panoramic views. Additionally, buyers seeking grand architectural details may be disappointed, as many of these units are found in buildings built more recently than brownstones and Gilded Age mansions.

Below, we look at a pair of townhouse units in two of the most luxurious forthcoming condominiums, as well as townhouse units available for immediate occupancy.

Location and Neighborhood

The Henry
Robert A.M. Stern-designed Upper West Side condominium

The Henry, 211 West 84th Street
In an interview with Mansion Global, The Henry's listing agent Alexa Lambert of Compass said, "The townhouse is actually in the building, not a separate structure." The Henry is in a central Upper West Side location between Central Park and Riverside Park, and in close proximity to the American Museum of Natural History, Columbus Avenue and Amsterdam Avenue dining, Zabar's, and Trader Joe's. The 86th Street 1 train is two blocks away.

The 74
Pelli Clarke & Partners-designed Upper East Side condominium

201 East 74th Street, Upper East Side condo
The townhouse at The 74 was built as a separate structure in addition to the cantilevered tower. The building is on a peaceful Upper East Side street between Central Park and John Jay Park, and in close proximity to the Frick Collection, the Asia Society & Museum, Madison Avenue shopping, popular local restaurants, and Citarella. Public transportation options include the 72nd Street Q and the 77th Street 6 trains.

Winner: The Henry

Both buildings are located in close proximity to Central Park, renowned New York cultural institutions, and popular restaurants. The Henry is located near a larger choice of grocery stores, but there is a wider range of transportation options near The 74.
