The week ending April 11, 2026 saw 205 residential apartment sales recorded in Manhattan, a small week-over-week decrease. Co-ops drove overall volume, largely supported by lower price points, but units in prestigious cooperatives on the Upper East Side and Central Park West accounted for three of the five highest-priced sales of the week.

The week's highest-priced sale took place at 740 Park Avenue, a prestigious Upper East Side cooperative designed by Rosario Candela and developed by James T. Lee, the maternal grandfather of Jacqueline Kennedy Onassis (who would live there as a child). Residence #4-5D closed for $38 million in the week's top sale by far, coming in at more than the next three highest-priced sales combined, in an off-market transaction to a buyer listed as a limited partnership. The seller is listed as a trust, and public records indicate that they bought the five-bedroom duplex for $20.5 million in March 2019, netting an 85% profit.
740 Park Avenue stands out for its towering height, gracious setbacks, and elegant limestone facade imitated by many. Inside, almost all 31 apartments are duplexes or triplexes with high ceilings, dramatic staircases, and massively scaled rooms. The esteemed residents were also instrumental in its "Tower of Power" nickname. John D. Rockefeller Jr. owned a 20,000-square-foot, 37-room triplex apartment in the building; more recently, hedge fund executive Ken Griffin purchased a duplex from philanthropist Julia Koch for $45 million in February 2025. Other notable residents past and present include Blackstone Inc. chairman and CEO Stephen Schwarzman and fashion designer Vera Wang.

Four of the week's ten highest-priced sales were located in Upper West Side buildings. These included Residence #16E at prewar cooperative 16 West 77th Street, which sold for $7.9 million in the week's fifth-highest sale and lists the buyer as Mitchell Lichtenstein, filmmaker and son of Pop artist Roy Lichtenstein. The sale was recorded nearly five years after the younger Mr. Lichtenstein and his husband, Vincent Sanchez, sold their West Village townhouse, which they listed after determining that it was more space than they needed. This duplex apartment has three bedrooms, two and a half baths, and a private terrace overlooking Central Park.

Another notable Upper West Side sale took place at The Dakota. The building is well known for its celebrity residents and has gained another; public records list former tennis star Milos Raonic as the buyer of Residence #55, which sold for $5.25 million. Richard Ziegelasch of Corcoran Group represented Mr. Raonic, and Daniela Kunin of Douglas Elliman represented the sellers; it is not known how much they paid for it or when they bought it.

On the new development front, Residence #7D at The Henry closed for nearly $7.3 million, coming in just shy of the week's top five sales. The Robert A.M. Stern Architects (RAMSA)-designed condominium is over 75% sold, and remaining availabilities range from a one-bedroom for $2.425 million to a six-bedroom penthouse for $28.75 million. Additionally, multiple sales were recorded at La Maison Collette in Greenwich Village, 130 William in the Financial District, 520 Fifth Avenue in Midtown, 155W68 in Lincoln Center, The 74 on the Upper East Side, and 720 West End Avenue on the Upper West Side.

Also of note, Grammy Award-winning singer P!nk was identified as the buyer of 125 West 11th Street, a 22-foot-wide single-family townhouse in Greenwich Village. The $21.5 million sale was recorded shortly after she was announced as the host of the 2026 Tony Awards, and she has spoken publicly about relocating to New York so her teenage daughter can study theater and experience Broadway. With this sale, the house has changed hands for the first time in 69 years, but underwent a three-year renovation before it was listed in September 2024.
P!nk is the latest artist to make 125 West 11th Street her home. In the 1880s, sculptor Daniel Chester French, who is best known for his statue of President Lincoln in the Lincoln Memorial, lived in the house and worked in a studio in the back. Decades later, sculptor Gonzalo Fonseca and his wife, painter Elizabeth Kaplan Fonseca, received the house in late 1957 as a wedding present from her father after he bought it from dancer/choreographer Valerie Battis.

Biggest Profits

300 Central Park West The Eldorado
Last week, about 62% of Manhattan resale apartments sold at a profit, showing a more balanced split between gains and losses as compared to previous weeks. Five of the 25 apartments earning the biggest profits were located in Greenwich Village, and included the former home of stage and screen actor Richard Armitage, who shot to worldwide fame in The Hobbit film franchise. Public records show that he bought the one-bedroom Residence #10 at 29 East 9th Street for $1.25 million in May 2013, but he said in an interview that his busy work schedule kept him from being in New York for long. It sold for just under $1.8 million, netting him a 44% profit.
Also of note, public records show that Phish musician Trey Anastasio has sold Residence #2J, an apartment he owned at The Eldorado, for $3.25 million, making a 35% profit on the three-bed he bought for $2.4 million in May 2006. The sale was recorded about two months after he and his wife, Susan Anastasio, downsized to a smaller apartment in the building. Its previous owner was not a factor in the buyers' decision, but their broker, Sarah Jones of Find Real Estate, told Crain's New York Business that their son-in-law was a huge Phish fan.
