The Shephard at 275 West 10th Street stands as a remarkable example of adaptive reuse in the West Village, transforming from its origins as the Everard Storage Warehouse in 1896 into one of Manhattan's most distinctive residential buildings. Originally designed by Martin V. B. Ferdon for brewing magnate James Everard, this imposing 12-story Romanesque Revival structure spent decades as a warehouse before becoming rental apartments in the 1970s. In 2014, Starwood Capital Group, led by Barry Sternlicht, acquired the building for $68.2 million and partnered with The Naftali Group to execute a meticulous conversion into 38 luxury condominiums, with architecture by Beyer Blinder Belle and interiors by the acclaimed Gachot Studios.
The building's conversion preserved its most striking architectural elements while introducing modern luxury. Barrel-vaulted ceilings throughout the apartments echo the West Village's carriage house heritage, complemented by oversized arched windows, solid oak herringbone floors, and triple-glazed windows. The developers thoughtfully incorporated a neighboring historic carriage house into the building's plan, creating an elegant lobby and landscaped garden that serves as the heart of the community. Apartments range from two-bedroom units to spacious four-bedroom homes and three penthouses, with many featuring duplex layouts and some offering partial Hudson River views.

The building's amenities reflect its boutique character while offering substantial recreational options, including a basketball court with rock climbing wall, golf simulator, gym with Pilates studio, steam rooms, screening room, and a paneled library that opens directly to the landscaped garden.
