  • For the week ending December 23, 2022, $368,514,315 worth of transactions across 219 condo, condop, and cooperative deals were recorded
  • 97 condo sales came to an aggregate price of $238,592,454

As 2022 drew to a close, the past week was a good one for downtown lofts. The top sale took place at The Shephard, a West Village warehouse turned luxury condominium, where a four-bedroom, four and a half-bath, 2,932-square-foot unit closed for $10,500,000. The buyer was identified only through an LLC.

It was trailed closely by a penthouse at River Lofts, a Tribeca development comprising a restored warehouse and a new construction tower, that closed for $9,950,000 just over a month after it entered contract with a $10,995,000 ask. The buyer, listed as René Pérez Joglar, is better known as Residente, the Puerto Rican rapper, writer, producer, and activist who has won the most Grammy Awards of any Latin artist. He is the latest bold-faced name to make his home in the building; Meryl Streep sold her penthouse in January 2020, and Gwyneth Paltrow and Chris Martin also had a pied-a-terre there. Also in Tribeca, a massive loft at 41-43 Warren Street, another loft building, sold for an even $7,000,000 in what appears to be an off-market transaction.
