From September 5-11, 2021, a total of 354 condos, co-ops, and condop sales were recorded in Manhattan at an aggregate price of $616,052,982. The 152 condo sales came to a median price of $1.39 million, or $1,532 per square foot. The 7 condop sales recorded a median price of $1.26 million, and the 195 co-op sales came to a median price of $840K.

In the days following Labor Day and Rosh Hashanah, New York's reopening is in full swing (with vaccination requirements and safety protocols in place). The U.S. Open tennis tournament welcomed spectators back to the stadiums, New York Fashion Week hosted a combination of in-person and digital shows, and the Subway Series coincided with the 20th anniversary of the September 11 attacks. Public schools reopened on September 13, the same day as the Met Gala. Add in the reopening of Broadway theaters and employees returning to the office, and it's no surprise that people want to be back in New York.

Leading last week's sales was former Secretary of the Treasury Steven Mnuchin's co-op in "tower of power" 740 Park Avenue. It closed for $22,500,000, or 30.7 percent below its original listing price of $32,500,000 when it came on the market in September 2018. It is unclear whether the Trump effect, the building's notoriously selective board, or a combination of both accounted for the lengthy time on the market.

The top condo sale took place at The Plaza, where the home known as The Astor Suite closed for $18,000,000. The most recent owner was Esprit executive Juergen Friedrich, and the room hosted John F. Kennedy, the Duke and Duchess of Windsor, and John Jacob Astor during The Plaza's heyday as a hotel.

From September 6-12, 2021, a total of 27 luxury contracts priced at $4 million and up were signed in Manhattan. Labor Day and Rosh Hashanah both fell within this time period, yet the week still topped Olshan Realty's 2018 Labor Day weekend record of 20 contracts. The total asking price sales volume of the week was $210,988,000.

The 27 contracts included four townhouses, with a brand-new townhouse at 32 East 64th Street among them. New construction in this part of the Upper East Side is few and far between, but the original prewar home was leveled in a July 2006 gas explosion during the owners' bitter divorce. The most recent owners developed the site into a Landmarks-approved five-story mansion with a limestone facade, mansard roof, and state-of-the-art infrastructure and mechanicals. The asking price of $19.75 million is down from the $32.5 million when it first hit the market in December 2017, but was nevertheless the top townhouse contract of the past week.

On the apartment side, it is clear that buyers are seeking more space: A duplex at 155 East 79th Street and the final penthouse at 40 Bleecker Street were among the top contracts, and the quadruplex penthouse at 601 Washington Street had the week's top contract with an asking price of $32,274,000. The buyers were identified only as a Tribeca family who had been following the building since it was under construction.
