Price Cuts: 199 Chrystie penthouse slashed by $4M; Noho loft gets 20% haircut

As spring 2024 gives way to summer, CityRealty data shows that the number of available Manhattan apartments has inched up to over 6,700 listings in mid-June 2024, up from 5,960 listings in mid-March. However, median prices have held relatively steady across Manhattan during this time.

It is against this backdrop that approximately 400 condos, co-ops, condops, and townhouses throughout New York experienced price reductions from June 12-18, 2024. These included a penthouse at 199 Chrystie Street, a new development boutique condominium on the Lower East Side offering spacious apartments, design by Thomas Juul-Hansen, and direct views of Sara D. Roosevelt Park. Earlier this month, one of the penthouses in the building entered contract after a price cut of over 40 percent. The other penthouse's most recent price reduction brings it down to $8,795,000, or over $4 million below the initial asking price.

Further uptown, the Upper West Side has experienced a condo building boomlet in recent years, but there may be more new luxury buildings than interested buyers. Sponsor units in new construction buildings like Fifteen and 212 West 93rd Street were among last week's price reductions, as were homes in the neighborhood's earlier condo entrants like The Rushmore, 220 Riverside Boulevard, and One Riverside Park.
