In New York City buildings, the penthouse is commonly understood to be the apartment on the top floor of the building, featuring the most expansive floor plate, the most impressive views, the highest ceilings, the most sumptuous finishes, the greatest likelihood of private outdoor space, and, correspondingly, the highest price and greatest cachet in the building. Developers have taken notice to a point where new buildings offer more than one penthouse, sometimes entire "penthouse collections" on the uppermost floors. Sometimes these units offer more luxurious features than their neighbors below; other times, there isn't enough of a discernible difference, resulting in what Curbed calls "penthouse creep."

Rather than quickly attracting buyers eager to live out their penthouse dreams, these additional units have taken some of the prestige out of the penthouse and resulted in some having their prices reduced. For example, New York's price cuts from March 19-25, 2024 included both penthouses at 199 Chrystie Street, one of five penthouses at the top of 11 Hoyt Street, and a fourth-floor unit listed as a penthouse at The Alcove Residences. Please be advised that all figures quoted reflect cumulative price cuts as opposed to the most recent reductions.
