The penthouse apartment, the supreme status symbol of New York real estate, generally refers to the apartment (or apartments) on the uppermost floor of a building. Whether the building is a five-story walk-up or a 150-floor skyscraper, sellers are keen on promoting this superlative aspect of their unit since the word still conjures up a home with wrap-around terraces, captivating views, and exemplary finishes and craftsmanship.

But of course, all penthouses aren't created equal, and lately, many are not even on the top floor. The term has been expanded by some savvy marketers as high-floor spreads with superior views, finishes, and layouts when compared to the bulk of the units below. Given their positioning, penthouse units are also most likely to have private outdoor space and the best views in the building. Lastly, who wouldn't love pressing the elevator button marked "PH," even if you are only almost at the top?
According to our market data, there are 329 units currently for sale in Manhattan that use some form of the penthouse nomenclature in their unit name. The overall median listing price of these apartments is $6.5 million, with condo units coming in at $7.15 million ($2,532/ft2) and co-ops for $3.32 million.

Penthouse units were not spared the significant decline in sales transactions last year, with tentative numbers showing a 30% drop in sales year-over-year. However, displaying their increased desirability, closing prices for penthouse units reached record heights in 2023 and sold 43% higher than Manhattan condos overall on a price-per-square-foot basis.

Yesterday marked the first time since November the sunset was after 5:00 p.m. With spring around the corner, now's the time to begin thinking about your dream apartment complete with private outdoor space and postcard views. Below are two dozen of the most eye-catching penthouse spreads listed within the last two months. Among them is a hidden Cape Cod-style rooftop cottage listed for nearly triple the price of when it last on the market in 2017.

Another penthouse standout is a top-floor unit at Tribeca's 49 Chambers listed by Jackie and David Siegel. The couple was featured in the award-winning documentary The Queen of Versailles. As work continues on the Florida mansion featured in the documentary, the family has used it as a pied-a-terre as well as a home base for a daughter who works in the city. But as Ms. Siegel told the New York Post, "My husband is a real estate person and he likes flipping properties." To that end, the couple is seeking $19,500,000 for the duplex penthouse they paid $8.7 million for last year. It has three bedrooms, three full baths, two powder rooms, and a private roof terrace with outdoor kitchen, speakers and lighting, and lush plantings.
