From May 9-15, 2021, there were a total of 281 Manhattan apartment sales with an aggregate price. The 134 condo closings came to a median price of $1.61 million, or $1,438 per square foot. The 143 co-op closings came to a median price of $810K.

The top sales included the second recorded closing at Central Park Tower, the tallest building in New York. The three-bedroom home on a high floor closed for $15,315,500.

Central Park Tower notwithstanding, Upper East Side apartments dominated the top five sales. A penthouse at 30 East 85th Street took the top sale with a closing price of $16.5 million, and listings at 1010 Park Avenue and Beckford House put up impressive showings as well. Additionally, the 838 Fifth Avenue home of the late Broadway producer James M. Nederlander closed for $11.044 million, having sold in a non-distressed luxury auction in February by Platinum Luxury Auctions. The southern California-based buyer plans to renovate the apartment and use it as a pied-a-terre.

From May 10-16, a total of 37 luxury contracts were signed in Manhattan. While this dips below 40 after five straight weeks, Olshan Realty's market report notes that the streak of 30 and up is still going strong. The weekly asking price sales total was $336,538,000.

Condos outsold co-ops 26-10, but a cooperative in 740 Park Avenue, also known as the "tower of power," was the top contract of the week, not to mention Manhattan's most expensive co-op to sell in over 18 months, with an asking price of $25.75 million. The duplex co-op shows a reduction from its asking price of $32.5 million, when it was listed in September 2018. It is owned by former Treasury Secretary Steven Mnuchin, and the building's past and present residents include Jacqueline Kennedy Onassis, David Koch, Stephen Schwarzman, and Vera Wang.
