December 2025 winds down with Q4 2025 on track to be the strongest fourth quarter for Manhattan sales activity since 2021. The week ending December 27, 2025 was one marked by the Christmas holiday, but one that recorded Manhattan residential sales that took place between Thanksgiving and Christmas. This made for a robust sales week, one where sponsor sales put on a particularly strong showing.

The top sale recorded was for Penthouse #42 at 50 United Nations Plaza, which closed for $28.5 million in what appears to have been an off-market sale. The buyer, listed in public records as an LLC, is set to enjoy such perks as deep bay windows overlooking river views, thoughtful separation of living and sleeping space, a floating staircase and private elevator to connect both levels, and two private terraces, one with a 30' outdoor pool.
This was both the highest-priced sale and the top sponsor sale of the week, but represents a 59% reduction from the $70 million listed in the Foster + Partners-designed building's offering plan. It was listed for that price in July 2015, and has been on and off the market at gradually lower price points since then.
Additionally, four sales were recorded at 200 East 75th Street. These included Penthouse #5, a sprawling penthouse with 5,300 interior square feet and multiple private terraces, which closed for $21.2 million in the second-highest sale of the week. The closing was recorded almost exactly one year after New York Mets shortstop Francisco Lindor signed a contract with a $22.95 million asking price in December 2024, when the building was still under construction. It is now open for immediate occupancy and over 90% sold.
Elsewhere in the building, Penthouse #3 tied with No. 33 Park Row's Penthouse #3 for the week's fourth-highest sale with an $18.5 million closing price. The Park Row penthouse came in $1 million below the ask when it entered contract in September 2025, but was nevertheless the top Downtown sale of the week, not to mention the highest-priced sale in the Financial District to close in 2025. Indeed, it is second only to a $19.5 million penthouse at the neighboring 25 Park Row for the highest-priced sale in the Financial District. The buyer is listed in public records as an LLC, but buyer's broker Huihui Geng of Compass told The Real Deal that his client wanted to be Downtown and found the neighborhood an affordable alternative to Tribeca.
200 East 75th Street and No. 33 Park Row were not the only well-performing new development condominiums. Multiple sales were recorded at The Greenwich by Rafael Vinoly in the Financial District, One Manhattan Square on the Lower East Side, Bloom on 45 in Hell's Kitchen, Waldorf Astoria Residences New York in Midtown East, and The Harper in Yorkville.
