September is typically a quiet month for residential deals in New York City, and the second week of September 2025 was no exception. The number of contracts signed dipped slightly week-over-week, despite the return to a full business week after Labor Day, and the aggregate dollar amount signed dipped by 26% during this time. The latter is perhaps inevitable owing to the fact that no contracts over $10 million were signed from September 8-14, 2025.

Eight of the week's ten highest-priced contracts were located in Downtown neighborhoods. Leading the charge was Residence #45E at 111 Murray Street, which was asking nearly $9.2 million. The three-bedroom unit was renovated with interiors by AD100 designer Markham Roberts, though nothing to compete with panoramic views of New York Harbor and the Manhattan skyline. Public records show that the seller, listed as an LLC, paid $6.7 million for it in November 2020.
The week's top co-op contract also took place in a Downtown neighborhood. Residence #16A, a sponsor unit at the Emery Roth-designed 60 Gramercy Park North, was asking $5.25 million in the eighth-highest contract overall. The unidentified buyer will receive a key to Gramercy Park with the three-bedroom unit that overlooks Manhattan's only private park.
The week's top Brooklyn contract also enjoys beautiful park views. On Prospect Park was an early condo entrant in Park Slope, a neighborhood previously dominated by prewar brownstones, and Residence #4F was asking $5 million in the week's highest-priced Brooklyn contract and tenth-highest overall. Public records show that the unidentified buyer will only be the second owner of the four-bedroom unit with a private terrace overlooking Prospect Park; the seller bought it from the sponsor for just over $2.5 million in August 2009.
The week's top townhouse contract came in just shy of $5 million. 304 West 18th Street is configured as a two-family residence, outfitted with high-end finishes and appliances, and located at a prime address near the High Line, Hudson River Park, popular Chelsea restaurants and galleries, and Meatpacking District nightlife. It also featured a creative marketing campaign, but no word on whether the buyer is a musical theater fan. Public records show that the seller bought it for $2.05 million in October 2010.
The second week of September 2025 was also a good one for new development condos. The week's highest contract outside of a Downtown neighborhood, Residence #28B at 255 East 77th Street, was not far behind the lead with an $8.5 million asking price. One of only two units on its floor, it has four bedrooms, four and a half baths, and three exposures that fill the home with incredible light. Closings are not expected to commence until next year, but the building is already over 70% sold.
The top Downtown contract outside of Tribeca took place at La Maison Collette, a new development condo in the heart of Greenwich Village. Penthouse #3 was asking $7.5 million, the week's fourth-highest overall and the building's highest-priced contract to date. One of three floor-through penthouses on the uppermost levels, it has three bedrooms, three and a half baths, and two private balconies. Sales launched in July 2025, and the building is now over 80% sold.
Outside of the top ten, several new developments across the boroughs saw multiple contracts signed last week. Two contracts each were signed at 77 Greenwich Street in the Financial District, One Manhattan Square on the Lower East Side, Monogram New York in Midtown East, and Claremont Hall in Morningside Heights. VITA in Hudson Yards, Brooklyn Point, and Radiant in Long Island City all had three sponsor contracts signed.
