Less than a month after it last held the distinction, super-skinny supertall 111 West 57th Street was home to the week's highest-priced contract again. Tower Residence #58, a full-floor three-bedroom overlooking Central Park, was asking $22 million. This represents a nearly 21% reduction from the $27.75 million the sponsor sought when the building was marketed off floor plans, but it still had the top spot by a comfortable margin.

It was trailed by Residence #9A at 250 West Street, a warehouse turned luxury condominium on the Tribeca waterfront. The $14.5 million asking price, the week's top Downtown deal and second-highest overall, includes the four-bedroom unit and two private storage rooms.

A similar marriage of Old World design details and modern amenities was on display in the week's top co-op contract. Residence #13C at 888 Park Avenue was asking nearly $13 million in the week's third-highest ask overall. Features like coffered ceilings, wood-burning fireplaces, and herringbone wood floors pair well with an eat-in chef's kitchen and luxurious primary suite with walk-through dressing room. Public records show that the unidentified seller paid $5.4 million for it in October 2009.
In West Chelsea, condo/rental Caledonia is located a short distance from the High Line, Little Island, and the recently opened public plaza in front of One High Line. However, Residence #1509/10 has its own outdoor escape, a private terrace with custom lighting, outdoor speakers and views of the Manhattan skyline. Interiors feature a living area with triple exposures, a kitchen with premium appliances, and an ultra-private primary suite. It had the week's ninth-highest contract with a $6.3 million ask.
A short distance from Caledonia, a total of $5.03 million across three contracts was signed at Linea, a new development boutique condominium. Like all units in the building, these one-bedrooms feature high ceilings, wide plank white oak flooring, oversized windows, Nest thermostats, Miele washers and dryers, and kitchens with Miele appliances. The building is open for immediate occupancy, and current availabilities range from a studio for $1.3 million to a four-bedroom penthouse with private terrace for $9.95 million.
The High Line inspired a wave of eye-catching residential buildings that make the most of views of the Hudson River as well as the elevated park, and area development shows no sign of slowing down. As the Faena Hotel finally opens, across Tenth Avenue developer Toll Brothers entered contract to buy a development site at 118 Tenth Avenue, just a block north of the Caledonia, for $53 million. An office property had previously been planned for the site, but a new residential tower (likely condos) will reportedly take shape instead.
Also of note, a total of $17.37 million across two contracts was signed at The Westly. Residence #15BC, a proposed five-bedroom combination opportunity, entered contract just shy of $11 million in the week's fourth-highest contract overall. One floor up, Residence #16C had the week's eighth-highest ask at approximately $6.4 million. The unique shape of the building allows for unique floor plans, ultra-private homes, and a rare rooftop pool on the Upper West Side. The deals bring the building to over 80% sold.
In Brooklyn, 149 Saint Mark's Avenue had the borough's highest-priced contract and the week's top townhouse contract with a $5.05 million ask. The Neo-Georgian townhouse comprises an owner's triplex and a garden apartment, and original details have been beautifully preserved throughout. It is located in the heart of the Prospect Heights Historic District near Grand Army Plaza, Vanderbilt Avenue dining, and the B/Q and 2/3 trains.

On the new development front, Park Slope condominium The Ainsley was the week's best-performing new development in terms of the number of contracts signed. A total of $12.12 million across seven contracts was signed in the low-rise boutique building. The building has over 10,000 square feet of indoor and outdoor residential amenities, and is located near Prospect Park, Nitehawk Cinema, and many popular local restaurants. The building is over 90% sold, and the one public availability is a three-bedroom asking $2.25 million.
