ND Architecture & Design’s new Williamsburg building has reached its fifth and final floor at 170 South 1st Street. Situated in between Driggs and Bedford Avenues, the building replaces a one-story commercial building and tops out at 55 feet. With 11,618 square feet of planned residential space, the building will offer seven residences at an average of 1,659 square feet apiece (likely condos).

Nataliya Donskoy of ND Architecture has sought to create an industrial and modernist building featuring a glass and beam minimalistic façade. The design allows for many expansive setback windows across the front of the building, yielding several balconies. Aside from the residences, it will have 4,130 square feet of retail and warehouse space on the ground level, along with 435 square feet for a health care center. For residents, the building will feature a lobby, storage for six bicycles, three private roof terraces, and an elevator.

According to the Attorney General’s office, the projected sellout for the seven units is $14.255 million. Rising directly alongside the recently finished condos at 164 South 1st Street and the for-sale condos at 190 South 1st Street, the units will join 235 other residences for sale in the neighborhood that have a median price of $1,224,500, or $1,240 per square foot. The average closing price for a condo in Williamsburg this November was $1,236 per square foot, down slightly from last November’s average closing price of $1,247 per square foot.
