The hot Atlantic Avenue corridor is yielding yet another residential project with a heaping of retail space below. Rising from a former parking lot at 66 Boerum Place / 239 Atlantic Avenue in Boerum Hill, the structure has just topped off its steel-frame construction at 11 floors and 120-feet high. Situated on the corner of Atlantic Avenue and Boerum Place, the building will ultimately host 75 apartments across 80,000 square feet of residential space that is perched atop the three floors of retail and 58,204 square feet of community facility space below.

Two tenants have already signed on to occupy the bottom floors of 66 Boerum Place. On the retail end, discount clothing store Marshall’s has leased 27,000 square feet, weighing in as Brooklyn’s second top retail lease in 2014 according to The Real Deal. On the facility end, Planet Fitness has leased about 20,000 square feet and will be its third location in Downtown Brooklyn. A sign was recently placed announcing the incoming of the affordably-priced fitness center. The gym will include fitness equipment, massage chairs, red light therapy, hydromassage, and tanning facilities.

Developer Midtown Equities purchased the 34,100 square foot property in 2013 from St. Vincent’s Services, and is co-developing the building with Alex Adjmi’s A&H Acquisitions. They tapped Henry Radusky’s Bricolage Designs as the architect of record and SRAA+E as the designers. The base of the building features an all-glass facade to showcase its retail and facility space to passersby, and the residences above will boast a white façade with large punch-hole windows. It has not been confirmed whether the apartments will be condos or rentals, but units average 10 per floor on levels 4-10, with 5 units on the 11th floor.
