The opening of a new sales gallery for the Lower East Side condo development at 204 Forsyth was announced this week by TOWN New Development. The team simultaneously introduced two new residences that are now for sale. Homes in the building range from half-floor units with two bedrooms to a full-floor penthouse with a 2,000-square-foot roof deck, which sold in July for $8.5 million; a record-breaking price for the neighborhood.
The 7-story building, known as FORSYTH, is situated between Stanton and Houston Streets and will have just 11 units. The two new residences that were recently listed for sale are both 2-bed/2-bath units; Apartment 2S has 1,542 square feet and is listed for $2.8 million, and Apartment 2N has 1,549 and is listed for $2.85 million. Developer Charles Saulson tapped Z Architecture to design the new building. It features a beige-brick façade with multi-pane windows, an entrance marquee, and a partial setback on top. Completion for the building is expected this year. Situated on the Lower East Side, the condos join 92 condos for sale in the area that have a median price of $1,967 per square foot. The neighborhood's average closing price for a condo in September was $1,418 per square foot, up from last September’s average closing price of $1,335 per square foot.
