Shortly after securing financing for its conversion of the Watson Hotel to residential units, developer Yellowstone Real Estate Investments released a new rendering of the project. It shows a refreshed facade with tall window bays, and is set to house 316 residential units and amenities like a game room, fitness center, indoor pool, pet playroom, and on-site parking. The rooftop outdoor pool, which has been described as one of the best in Manhattan, is also being restored.

Financing secured for residential conversion of Watson Hotel

In January 2026, developer Yellowstone Real Estate Investments secured a $326 million construction loan for the residential conversion of the Watson Hotel, located where Hell's Kitchen meets the Upper West Side. The redevelopment and expansion is set to deliver 316 units across two towers, and amenities will include a game room, fitness center, indoor pool, pet playroom, and restored rooftop pool.

In July 2025, developer Yellowstone Real Estate Investments filed permits to convert the Watson Hotel at the nexus of Hell's Kitchen and the Upper West Side to residential units. The hotel dates back to 1964, when it was constructed as a Holiday Inn, and reopened under new ownership as the Watson Hotel in 2017. It closed to guests during the pandemic and was later used to shelter migrants. The residential conversion will include 249 apartments and such amenities as an entertainment lounge, a game room, a pet play area, a fitness center, indoor and outdoor swimming pools, and a cellar-level parking garage.
