HDSN, pronounced "Hudson," is a transformative mixed-use development located at 418 Eleventh Avenue in Manhattan, directly across from the Jacob K. Javits Convention Center. With an investment of $1.35 billion, this project is spearheaded by the Hudson Boulevard Collective—a partnership that includes BRP Companies, BXP, The Moinian Group, and Urbane Development. Representing a significant step forward in addressing New York City's housing crisis and climate goals, HDSN is set to become a model of sustainable urban living and community engagement.

The development comprises two towers and a five-story podium. The 72-story East Tower will house 1,349 residential units, 30% of which—404 apartments—will be permanently affordable. These units, dispersed throughout the building, cater to residents earning between 60% and 130% of the Area Median Income (AMI), providing long-term stability for middle-income and workforce households. Apartments range from studios to three-bedroom layouts, each featuring in-unit washers and dryers, central heating, and cooling, with full access to amenities shared by all residents.

The 28-story West Tower will complement the East Tower with a 455-room full-service hotel designed to bolster New York City’s convention and tourism infrastructure. Tailored to support the Javits Center, the hotel will feature versatile amenities, including ballroom spaces, meeting rooms, dining venues, a fitness center, and a rooftop terrace offering breathtaking views of the Hudson River.

HDSN’s five-story podium integrates cultural, educational, and wellness-focused facilities. The Climate Museum, occupying 24,000 square feet across three floors, will serve as a hub for climate education and innovation. It will host exhibitions, an action center, and ClimateTech programming in collaboration with NYSERDA. Emma’s Torch, a nonprofit organization, will operate a 4,000-square-foot restaurant and training facility, empowering refugees, asylees, and survivors of human trafficking through a 10-week culinary apprenticeship program. Additionally, the podium features a 60,300-square-foot Life Time fitness and wellness center with an outdoor pool and roof terrace, catering to both residents and the broader community.

Sustainability is a cornerstone of the project. HDSN is targeting LEED Gold certification and will incorporate energy-efficient building systems, greywater recycling, and stormwater reuse. The Climate Museum will pursue Living Building Challenge Certification, striving for net-zero carbon operations.

Designed with a commitment to urban enhancement, HDSN will include improved lighting, new seating areas, and landscaping in the surrounding neighborhood. This development is also notable for being the first in New York City permitted to build to a residential Floor Area Ratio (FAR) above 12.0, a zoning reform enabled by Governor Hochul’s housing reforms.

HDSN is not just a response to the city’s housing needs but a visionary project that blends affordability, luxury, sustainability, and community resources, establishing a vibrant new destination on Manhattan’s Far West Side. Construction is set to begin in 2028.

In December 2024, Governor Kathy Hochul announced HDSN a $1.35 billion mixed-use project bringing 1,349 residences—including 404 permanently affordable units—a 455-room hotel, and a five-story cultural podium to 418 Eleventh Avenue on Manhattan's far west side. The building  will aim for LEED Gold certification and in addition to apartments will hose the Climate Museum, Emma’s Torch restaurant and training facility, and a Life Time fitness center.
