Overview of The Knox at 49 East 34th Street

The Knox, a 36 story rental tower at 49 East 34th Street, has had a turbulent financial history since its 2007 completion. Originally developed as Madison Park Tower by Esplanade Capital and designed by HTO Architect, the 110 unit building went through foreclosure after a failed sale to Sorrento Asset Management led to a construction loan default with iStar Financial. The building operated as extended stay housing under Bridgestreet Corporate Housing until March 2015, when CIM Group (co-developer of 432 Park Avenue) converted it to rent regulated apartments. As part of the conversion, the New York State Attorney General's Office required CIM to pay $4.4 million to a city affordable housing fund, representing the tax breaks the building had received.

The mid-block tower features a distinctive design with two center white piers flanked by single red brick piers, set back considerably from its one story base with a hanging entrance marquee. The building's location near the Empire State Building provides many units with striking views of the landmark, particularly from corner windows that face west, south, and north. The tower sits at the intersection of Murray Hill and the NoMad neighborhood, close to the Morgan Library, Bryant Park, and Madison Square Park, with convenient access to Grand Central and Penn Station.

Apartments feature 9 foot ceilings, oak wood flooring, marble bathrooms with Kohler fixtures, and marble countertops. Most units include in-unit Bosch washers and dryers, along with Frigidaire refrigerators, GE dishwashers, and solar shades. Recent condo grade renovations added custom cabinetry, updated lighting, and floor-to-ceiling windows in many units. The building offers studios, one bedrooms, and two bedrooms, with typical layouts featuring entry foyers leading past open kitchens to living spaces ranging from 13 to 15 feet in length. Select units include walk in closets and private terraces.

Building amenities include a 24-hour doorman and concierge, fitness center, lounge and media room, bicycle room, and a rooftop terrace with views of Midtown South and the Empire State Building. The pet friendly building provides on-site laundry facilities and maintains a resident superintendent and responsive management team.
