625 Madison Avenue is set to undergo a major transformation as Related Companies, the prolific developer behind Hudson Yards, plans to demolish the existing 17-story building to make way for a new 1,200-foot ultra-luxury development. This ambitious project will include retail spaces, a hotel, and high-end condos, adding to the ongoing reshaping of Madison Avenue. The site, previously home to Nabisco's headquarters and the nightclub Lavo, was quietly acquired by Related in one of the largest real estate deals of 2023. Demolition is already underway, with the full teardown expected to take around nine months.
In July 2025, Saudi Arabia's Public Investment Fund (PIF) announced plans to take a two-thirds stake in 625 Madison Avenue, a proposed 1,220-foot-tall tower developed by Related Companies and located one block from Central Park. The PIF has already invested approximately $200 million into the project. A mixed-use project including residential, retail, and hospitality was initially planned, but the developer is now considering a premium office tower.
Related Companies has filed permits to construct a 68-story residential tower at 625 Madison Avenue, between East 58th and 59th Streets. Designed by SLCE Architects, the building will reach 1,220 feet to its highest occupied floor, making it one of the city's tallest residential structures. The project will feature 101 residences with sweeping views of Central Park and the city skyline, as well as a 39-car garage for residents.
