277 Canal Street is also known as "the Oltarsh Building" in honor of its architect, who built it as the first movie theater in Soho in 1927. Nearly 100 years later, its extension and residential conversion was the first project to be approved for the Soho-Cast Iron Historic District since the Soho/Noho rezoning. The design by Morris Adjmi Architects preserves the existing building while putting on a context-sensitive addition.
The 100 units will comprise 20 studios, 45 one-bedrooms, and 35 two-bedrooms; a portion will be affordable. It is located in close proximity to Soho and Tribeca shopping, Chinatown dining, and Canal Street transportation.
