438 Broome Street

Co-op located in SoHo, between Crosby Street & Broadway
438 Broome Street Location Map

Overview of 438 Broome Street

438 Broome Street is a pre war SoHo co op whose loft character is expressed most clearly in its penthouse, organized around a 26 foot 4 inch wide space with 13 foot ceilings, windows facing north and south, and five skylights. The residence is currently divided into two living areas that could be combined, an arrangement that reflects the building’s broad loft proportions.

Completed in 1900, the five story building contains seven units on Broome Street between Crosby Street and Broadway. It is a self managed co op with resident storage, an intercom, and a rooftop terrace; the address is also next door to a condominium designed by Annabelle Selldorf.

Across the building, apartments follow a range of loft layouts, with reported sizes from approximately 1,200 to 2,750 square feet. Many have open plans, ceilings around 11 feet or higher, oversized windows, southern or southeastern exposures, and direct keyed entry into the living space. Original tin ceilings, exposed brick, hardwood floors, and in unit washer and dryer installations recur among the homes.

Sales History

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
