45 Crosby Street is a seven story cast iron loft building completed in 1920 and converted to a boutique co-op in 1987. The building has notable historical significance as it was purchased from New York City by its artist tenants nearly half a century ago, making it the first loft converted by these means and helping launch the movement that created modern SoHo. The 12 or 13 unit building is tucked on cobblestoned Crosby Street between Broome and Spring Streets in the heart of SoHo's Historic Cast Iron District. The co-op owns one of two retail spaces outright (currently occupied by SoulCycle), with income from both retail tenants contributing to exceptionally low monthly maintenance.
Apartments typically feature high ceilings ranging from 10 to 13 feet, with 11 foot ceilings being most common. Many units showcase original details including exposed brick walls, tin ceilings, and wood beams, though several have undergone extensive modern renovations. Lofts are accessed via key locked elevator, with most floors containing just two units. Apartments range from approximately 2,000 to 2,100 square feet, with some full floor layouts measuring 23 feet wide by 87 feet long. Top floor units offer potential for dramatic skylights, and many apartments feature no interior columns, allowing for flexible layouts. Oversized windows provide eastern, western, and southern exposures with open views of the surrounding historic district.
Renovated units display a range of high end finishes and appliances from brands including Gaggenau, Miele, and Sub-Zero. Notable renovations include a penthouse by RAAD Studio featuring 13 foot ceilings, arched windows, extensive millwork, and smart home integration with Sonos, Lutron lighting, and Ecobee HVAC systems. Other apartments feature custom kitchens with marble countertops, luxury bathrooms with Waterworks and Ann Sacks materials, and sophisticated details like Venetian plaster walls, ebonized flooring, and custom built storage throughout.
Building amenities include a recently renovated lobby, oversized key fob elevator, intercom system, package room, and a common roof deck with panoramic city views. Private storage bins ranging from 80 to 140 square feet transfer with apartments. The building is pet friendly, allows pied-à-terre ownership, and has a full time super. The location provides immediate access to SoHo's shopping, dining, galleries, and major transportation.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
