72 Mercer Street is a boutique condominium designed by Traboscia Roiatti Architects and developed by Broadway Partners LLC, completed in 2006. The building runs through the block between Spring and Broome Streets, rising seven stories on Mercer and six on Broadway, with just eight residences total. The site has a storied history, previously occupied by a cast iron structure from the late 1880s until the 1950s when it was destroyed by fire and replaced by a parking lot. The contemporary design features a perforated cornice on Mercer Street that blends seamlessly with SoHo's historic cast iron architecture. Notable residents have included Mike Myers.
The building offers two and three bedroom layouts with loft style proportions. Two bedroom units range from 2,133 to 2,142 square feet with soaring 11 foot plus ceilings and private outdoor space, including 733 square foot terraces for second floor units and balconies for upper floors. Some second floor units feature expansive 25 by 21 foot landscaped and irrigated terraces accessible from both bedrooms. The three bedroom duplex penthouse spans approximately 3,872 square feet with dramatic ceiling heights ranging from 11 to 20 feet, multiple balconies, and a 1,399 square foot rooftop terrace with pergola, panoramic sunset views, and a grand skylight illuminating the stairway.
Apartments feature Bulthaup kitchens with maple and aluminum cabinetry, stainless steel or Carrera marble countertops, and center islands equipped with Thermador gas cooktops, Gaggenau ovens, Sub-Zero refrigerators, and Miele dishwashers and cappuccino makers. Bathrooms are finished in honed Carrara marble with select units featuring Thassos marble, all appointed with Dornbracht fixtures, Duravit sinks, Waterworks soaking tubs, glass enclosed rain showers, and custom rift oak double vanities. Most residences have private elevator entry, gas fireplaces, in-unit Whirlpool Duet washers and dryers.
The building provides full service amenities including a 24 hour doorman, concierge, fitness center, and private basement storage units (75 square feet) that transfer with each apartment. Central air conditioning with humidity controls is standard throughout, and select units feature Crestron sound systems and home automation with motorized blinds. Located on one of SoHo's most coveted cobblestone blocks, the building offers immediate access to the neighborhood's boutiques, galleries, restaurants including Le Coucou, the Mercer Hotel, and all major transportation.
