74 Grand Street is a boutique condominium conversion of just five full floor loft residences within a meticulously restored 1885 cast iron building in SoHo's Historic Cast Iron District. The building received the 2022 Preservation Award from the New York Landmarks Conservancy for its exceptional restoration, which included the reconstruction of its 32 ton cast iron façade. Designed by architect Joseph Pell Lombardi with interiors by Ben Hansen Architect, the project was featured in The New York Times and strikes a balance between historic preservation and contemporary luxury.
The residences range from 1,967 to 2,696 square feet and include configurations from one to three bedrooms, with several featuring duplex layouts and creative mezzanine floor plans. Ceiling heights are dramatic throughout, ranging from 10 to 15 feet depending on the unit, with the second floor duplex boasting 15 foot plus ceilings. Each loft is accessed by private keyed elevator and features 5 inch wide white oak flooring, oversized landmarks approved windows (primarily south facing), central air conditioning, and state of the art video security systems. The building offers a limestone lobby with virtual doorman service.
Kitchens across all units are consistently appointed with high end finishes, including large center islands clad in white statuary marble, custom walnut cabinetry with two tone white and black matte lacquer finishes, Viking 6 burner gas cooktops with vented hoods, double Miele wall ovens, Miele dishwashers and refrigerators, and 24 bottle wine coolers. Bathrooms feature Waterworks fixtures and hardware throughout, Toto toilets, walnut vanities with marble tops, and chevron patterned marble floors. Primary suites include double vanities, freestanding soaking tubs, and double glass enclosed showers. All units include full sized LG washers and vented dryers.
The penthouse is particularly notable, offering a 2,588 square foot duplex with over 1,200 square feet of outdoor space across multiple terraces, culminating in a massive private roof deck with an outdoor kitchen, gas barbecue, and 360 degree views of Manhattan. The duplex units (Lofts 2 and 4) feature inventive split level bedroom wings spanning approximately 2,696 square feet with three bedrooms and four bathrooms, while the full floor two bedroom lofts offer approximately 1,967 square feet with studies or office space.
