Carter's Review

The attractive, 14-story building at 77 Charlton Street between Varick and Hudson Street in SoHo/Hudson Square area was developed in 2020 by Toll Brothers City Living, whose other projects in the city include 400 Park Avenue South in Midtown South and the Pierhouse in Brooklyn Heights.  It has a 161 condominium apartments. 

The two-tower development, which is also known as 82 King Street, was designed by S9 Architecture & Engineering. 

Inc. was the interior designer.

Bottom Line

An elegant, two-building mid-rise, mid-block development on desirable streets in West Soho with good amenities.

Description

The building has a light-gray brick façade with gold-colored mortar and square, multi-pane fenestration for the lower 11 stories.  That same façade treatment extends partially upward two floors while setbacks on the those floors and the entire top floor have glass façades. 

The building has an entrance marquee.

Amenities

The towers share a landscaped courtyard and atrium with a residents' lounge and have a 14th floor lounge and terrace.  The building also has an indoor swimming pool, a garage, an attended lobby, a children's playroom, a screening room, bike storage, tenant storage and a pet spa.

 

Apartments

Kitchens have Copa Do Brazil quartzite countertops and backsplashes, Italian oak cabinetry by Scavolini Complete and Thermador and Bosch appliances. 

Apartment 2A is a three-bedroom unit with a 13-foot-wide open kitchen with an island that leads to a 22-foot-long living/dining room with a 39-foot-wide terrace. 

Apartment N13A is a three-bedroom unit with an entry foyer that leads to a 15-foot-wide living room with a 13-foot-long terrace and a 22-foot-wide open kitchen/dining room. 

Apartment S8A is a two-bedroom unit with an entry into a 13-foot-long open kitchen that leads to a 21-foot-long living/dining room.
