This 11-story, mid-block, TriBeCa building at 354 Broadway between Leonard and Franklin Streets was erected in 1900 and converted to 12 condominium apartments in 1999 by TriBeCa Broadway Associates of Manhattan. 

According to a August 28, 1998 article by Rachelle Garbarine in The New York Times the conversion added six floors to a five-story building to create 10 full-floor units and two apartments, all with a terrace or a balcony or both. 

There are several subway stations nearby at Canal Street. 

The building is two block north of the Jacob K. Javits Federal Building and Foley Square. 

It has three levels of retail on the ground floor, mezzanine and lower level. 

Bottom Line

A mid-block, 5-story building on Broadway in TriBeCa that was erected in 1860 and expanded 6 floors, each with open loggias, has very spacious layouts and some fireplaces.

Description

The 1999 enlargement of the mid-block building added six floors that have open loggias facing Broadway.  The lower floor loggias are not open.

Amenities

Part-time doorman, tall ceilings, some fireplaces, and a keyed elevator.  It is pet-friendly.

Apartments

A three-bedroom, 6,300-square-foot unit on the 3rd and 4th floors has a 47-foot-long living room with a fireplace, a 12-foot-long open kitchen with an island, a 40-foot-long dining room, a 23-foot-long home office with stairway to the upper level with two bedrooms, as 22-foot-long den and a 23-foot-wide loggia similar to one on the lower level. 

The second floor one-bedroom unit has a 42-foot-long living room with a fireplace, an 18-foot-long open kitchen, a 51-foot long dining room and a 23-foot-wide loggia.
