Overview of Hudson Mews at 256 West 10th Street

Hudson Mews is a pre-war co-op at 256 West 10th Street, organized around a gated garden courtyard and mews in the West Village Historic District. The complex combines a six story warehouse structure completed in 1911 with a double townhouse dating to about 1830; the warehouse section contains 24 apartments and the townhouse section adds six more. Both were converted to cooperative ownership in the late 1970s.

The former warehouse character remains evident in the apartments, which have loft like proportions, high or beamed ceilings, oversized windows, and, in multiple homes, exposed brick and wood burning fireplaces. Private outdoor space recurs in the form of balconies, terraces, patios, and gardens, while orientations and views range from courtyard and mews outlooks to open city, Hudson River, and skyline views. One distinctive duplex arranges its main living level beside a private planted garden, with a house like stair connecting to the lower level.

The landscaped courtyard is paired with a planted common roof deck that has Hudson River and Manhattan skyline views. Building amenities include video intercom security, a live-in superintendent, laundry and bike rooms, and private storage. Pets are considered case by case; in-unit washer/dryers and subletting are permitted with board approval.

Hudson Mews is between Hudson Street and Greenwich Street, two blocks from Hudson River Park and close to the High Line, the Whitney Museum, West Village boutiques, cafes, and restaurants. The surrounding Historic District is marked by cobblestone streets, townhouses, and small mews, with the Meatpacking District a short walk south.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
