Designed by renowned COOKFOX Architects, this 332 unit rental building showcases an innovative architectural concept featuring a unique perpendicular design where a 24 story office section (Ten Grand Street) interlocks with the main residential tower that cantilevers over it. The building's distinctive white precast concrete façade was inspired by sugar crystal molecular patterns, paying homage to the historic Domino Sugar Factory site where it now stands.
The tower's apartments, ranging from studios to two bedrooms with 66 affordable units, feature premium finishes throughout. All residences boast floor-to-ceiling windows offering spectacular views of the East River, Manhattan skyline, and all three bridges. Standard features include custom Italian cabinetry, Caesarstone countertops, Bosch appliances with in-unit washer/dryers, white oak hardwood floors, and central air conditioning. Higher floor corner units and terraced apartments provide particularly dramatic vistas, with some featuring private outdoor space.
The building offers an impressive amenity package anchored by a 46th floor rooftop with private cabanas, an outdoor waterfront pool, and landscaped sundeck with grilling stations. Additional facilities include a comprehensive fitness center with yoga and fitness classes, communal and private work spaces, conference rooms, a children's playroom, media room, and 24 hour concierge service. The building also features bicycle storage for 300 bikes, pet grooming stations, and keyless electronic apartment access.
One South First sits at the northern end of the 11 acre Domino Sugar Factory redevelopment, directly adjacent to the six acre Domino Park designed by James Corner Field Operations. The park incorporates over 30 pieces of salvaged factory machinery into its design, including four 36 foot tall cylindrical syrup tanks and 585 feet of original crane tracks. The development will ultimately include 2,800 rental apartments across four buildings, 600,000 square feet of office space, and 200,000 square feet of retail.
The building's location provides convenient access to multiple subway lines, with the L train at Bedford Avenue, G train at Metropolitan, and JMZ trains at Marcy Avenue all within a 15 to 20 minute walk. The surrounding area has attracted notable retailers and restaurants including Michelin starred chef Missy Robbins' restaurant Misi, Roberta's, and Other Half Brewing, establishing the Domino development as a significant new destination in Brooklyn's waterfront landscape.
