Currently under development by Alchemy-ABR Investment Partners in partnership with The Carlyle Group, 288 East 88th Street is a new 26-story residential rental tower rising on the southwest corner of Second Avenue in the Upper East Side. Designed by Hill West Architects, the building will feature 45 luxury residences ranging from one- to five-bedroom layouts, most with abundant natural light and expansive views of the Manhattan skyline. The façade will be clad in a soft gray tone, blending seamlessly with the architectural fabric of the neighborhood.
Expected to open in late 2026, the development will include a thoughtfully curated set of amenities across multiple floors. These include a fitness center, multipurpose sport court, children’s playroom, media/gaming room, coworking and conference space, and a landscaped roof terrace. The project, financed with a $79 million construction loan led by Affinius Capital and Bank OZK, reflects a growing demand for high-end, free-market rental housing on the Upper East Side. Leeding Builders Group is the general contractor. The building will be conveniently located near the 86th Street Q and 4/5/6 subway lines, offering quick access to Midtown and Downtown.
