Review of 408 East 92nd Street by Carter Horsley

This very attractive, 32-story rental apartment tower at 408 East 92nd Street on the southeast corner at First Avenue was erected by Madison Equities and the John Buck Company and they also built the adjacent, 15-story, 226-key Courtyard by Marriott Hotel at 410 East 92nd Street.

The apartment tower, which is also known as 1768-1770 First Avenue, is called RiverEast as many of its apartments overlook the East River and Long Island Sound.

The building, which was designed by SLCE, has 196 apartments, 20 percent of which are reserved for low-income tenants having no more than 80 percent of the area's median income. The site was formerly a gas station.

Madison Equities built the Galleria and the concave office tower at 135 East 57th Street, the office building at 875 Third Avenue, Chelsea Modern, the residential building at 447 East 18th Street, and 57 Irving Place.

The John Buck Company is a major developer based in Chicago.

The lower give floors of the hotel building contain about 40,000 square feet of office space.

The apartment tower has a large entrance marquee flanked by lighting sconces and the tower is set back above the 6th floor. The tower is distinguished by its deep red pilasters and corner windows.

The building has a 24-hour doorman, a landscaped roof deck, a fitness center with a lap-size swimming pool, jacuzzi, steam room and sauna. The M86 bus stops right in front of the building and is the crosstown bus on 86th Street.
