Until the late 1980's, the far east mid-30's were something of a no-man's land, dominated by traffic to the Queens-Midtown Tunnel. The tunnel and its traffic remain, of course, but a luxury high-rise enclave has arisen, pedestrian access to a promenade along the East River has been improved as has the area's the general ambiance.
