The Verdesian is a 27 story, 252 unit rental building in Battery Park City that opened in 2006 as the first residential high rise in the United States to receive Platinum LEED certification. Developed by The Albanese Organization and designed by Rafael Pelli of Pelli Clarke Pelli Architects, the building is 40 percent more energy efficient than standard building code requires. Its green features include central air filtration that removes 85 percent of particulates, digital programmable thermostats, EnergyStar appliances, high efficiency lighting fixtures, highly insulated windows, and a centrally filtered water system. A natural gas fired microturbine and cooling system contributes to 48 percent lower peak electric demand.
Apartments feature floor-to-ceiling windows, cherry wood kitchen cabinetry with granite counters, EnergyStar refrigerators, Bosch washers and dryers, beech plank floors, and custom solar shades in living rooms. Bathrooms have marble and limestone finishes with brushed chrome faucets and pedestal sinks. Many units offer river and water views, and some include dining alcoves. All units have in-unit washers and dryers.
The building offers a 24 hour concierge, fitness center, landscaped roof garden, children's playroom, maid and valet services, bicycle storage, and a 24 hour garage. Pets are permitted. Located at the northern end of Battery Park City adjacent to the 2 acre Tear Drop Park, The Verdesian is near multiple parks, playgrounds, ball fields, Asphalt Green, a library, Whole Foods Market, and Brookfield Place, with convenient access to the A, C, E, 1, 2, 3, and R subway lines as well as the ferry.

This "green" high-rise offers "breathtaking Hudson River views" through "floor-to-ceiling windows" in a "quiet" Battery Park City setting that's "great for families." While the "immaculately maintained" building boasts an "excellent location" near Whole Foods and Shake Shack, residents note the "dated finishes" and "quirky" sound transmission between units. The "professional" staff and "exceptional" maintenance team help create a "sense of community," though some find the neighborhood "isolated" from Manhattan proper. "Modern" apartments feature "decent sizes" and "river views," making this an "eco-conscious" choice for those prioritizing waterfront living.
