The Chatham Court is a 15 story, 48 unit prewar co-op at 75 Central Park West designed by renowned architect Rosario Candela and completed in 1929. Built by Fred T. Ley & Company, the building replaced the 7 story Town House Hotel and sits on the northwest corner at 67th Street, adjacent to the famous Hotel des Artistes. The building features a three story rusticated limestone base with a large entrance marquee, decorative balconies on the sixth and 12th floors, and distinctive architectural details including escutcheons, quoins, lunettes, and garland façade decoration.
Apartments showcase classic prewar proportions with most featuring high ceilings, wood burning fireplaces and generous room sizes. Many units feature Central Park views, with some offering panoramic vistas from multiple exposures. The building includes several notable residences, including a remarkable penthouse with a wraparound terrace and stone urns offering sweeping park and city views, plus a duplex component with separate 14th floor access. Ground floor space includes a large professional suite, and there's even a unique piece of Cold War history—in 1951, Candela filed plans for an "atomic escape hatch" from the ground floor to the cellar.
The building has a 24 hour doorman, part time concierge, resident manager, porter, and handyman. Amenities include bike storage, laundry facilities, a playroom, and individual storage units. The building is pet friendly with board approval, considers pied-à-terre purchases on a case by case basis, and allows up to 50% financing. Notable residents have included journalist Jimmy Breslin, actress Amy Irving, and actor Hank Azaria.
The prime Central Park West location puts residents directly across from Central Park's Sheep Meadow and Adventure Playground, with Lincoln Center, the Metropolitan Opera, and Juilliard within walking distance. The 67th Street location provides easy access to the cultural attractions of the Upper West Side, world class dining, and convenient subway connections via the 1/2/3 and A/C/B lines.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
