This attractive, mid-block, post-World War II apartment building between Lexington and Third avenues was converted, in a non-eviction plan, to a condominium in 2004 by Aby Rosen, Michael Fuchs and Classic Marketing who had acquired the 57-unit building in 1997 for $10,650,000.

The developers built the Empire apartment tower immediately to the east of this building on the former Cottages and Garden site.

The 32-story Empire tower rises on the southwest corner of 78th Street just to the north of a two-story-high building that replace the two-story Cottages apartment enclave that had a large private garden. As a result of Empire development, which was completed in 2000, this building has considerably more "light and air" because of the two-story structure just to the east of it.

This beige-brick building has 12-stories and permits protruding air-conditioners. It has a one-story limestone entrance surround with flush lanterns and a small limestone square with geometric design on the second floor above the canopied entrance. The building has sidewalk landscaping, a nice lobby and a concierge. It has some corner windows and many units have balconies.

There is excellent public transportation in the area as a Lexington Avenue subway station is a half block away to the west and there is good bus service on Third Avenue and 79th Street.

This area abounds in many restaurants and Lenox Hill Hospital is a block away.
