Overview of 170 Second Avenue

170 Second Avenue is a distinguished Art Deco co-operative building erected in 1928 by developer Saul Birns in Manhattan's East Village. The 16-story beige-brick structure contains 77 apartments and stands prominently at the corner of Second Avenue and 11th Street, directly across from the historic St. Mark's-in-the-Bouwerie Church.

The building showcases classic Art Deco architectural elements including broad bandcourses above the second and thirteenth floors, decorative balconies on the sixth and thirteenth floors, and a distinctive watertank enclosure with arches. The façade features a stone second floor, rope quoins at the corner, and finial-capped piers on the upper floors.

The building's grand lobby retains its original pre-war character with terrazzo floors, brass chandeliers, Art Deco murals, and mahogany-paneled elevators. Modern amenities include 24-hour elevator attendant service, a live-in superintendent, central laundry, storage facilities, and a bicycle room.

Its location offers proximity to numerous East Village landmarks including Cooper Union, Grace Episcopal Church, and St. Mark's Place. The building represents a significant piece of Second Avenue's development history, as part of Saul Birns' vision to create upscale housing that would retain longtime residents in the neighborhood during the 1920s.

Sales History

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
