The Upper West Side-Central Park West Historic District is home to some of New York’s most impressive architecture, and 135 West 70th Street stands out even in this setting. It was built in 1927 by Thomas Lamb, an architect who specialized in movie theaters, to feature a colorful Egyptian-style colonnade, polychromed Doric columns, a brilliant blue-glazed terra cotta entry pavilion, and four seated Pharaonic figures.
The building was originally designed as a meeting place for fraternal organization Knights of Pythias, which has counted Presidents William McKinley, Warren G. Harding, and Franklin Delano Roosevelt, Senators Robert Byrd and Charles Schumer, Justice Benjamin Cardozo, and Louis Armstrong as members. However, as the Knights of Pythias waned in popularity, they rented space in the building to Decca Records in the 1950s. Bill Haley and His Comets recorded “Rock Around the Clock” in the building, and artists like Sammy Davis Jr., Billie Holiday, and Buddy Holly also used a studio there.

The Knights of Pythias ultimately left the Upper West Side building in 1958, and New York Institute of Technology later acquired it and used it as their main campus into the 1960s. In the 1980s, when designer David Gura converted the lodge building to a condominium dubbed The Pythian, he had to add many windows to the building’s facade. This was neither at the expense of the building’s decorative elements nor to the building’s detriment — its renovation won a residential design award from the New York chapter of the American Institute of Architects.
Today, residents of The Pythian enjoy amenities and services like a new gym, a children’s playroom, and private storage. Lady Gaga grew up in the building, which is up the street from her family’s restaurant, Joanne Trattoria, which is one of many popular restaurants nearby. The building also enjoys easy access to Central Park, Riverside Park, Lincoln Center, gourmet supermarkets, and the 1/2/3 and B/C trains at 72nd Street.

However, for all The Pythian’s impressive qualities, it is far from the only game in town. The Dakota, The Ansonia, and The Dorilton, all New York City Landmarks, are close to the building. Additionally, while flashy new condos like 200 Amsterdam, Parker West, and the recent condo conversion of 212 West 72nd Street may not be as impressive at streetscape, their top-of-the-line interiors and luxurious amenities might rank higher on modern buyers’ wish lists.
As June 2022 drew to a close, a total of 203 listings experienced price cuts, with two listings at The Pythian among them. Other listings with notable price reductions include several units at the HFZ-steered conversion 88 & 90 Lex in NoMad, as well as a penthouse at the Neo-Classical 70 Washington Street in DUMBO, where west-facing views have been impeded by the sail-like condo Olympia nearby.
