"Air-rights transfers - the exchange of unused development rights from one property to another - are not unusual in New York City, but they are seldom used to build directly above the other property. Usually, the properties are adjacent lots that may be legally merged for new construction on the combined lot.

This 20-story condominium apartment building, however, has used the air-rights from the low-rise apartment building with fire escapes, immediately to its east, to cantilever part of its bulk over that building, a rare phenomenon in the city." Read Carter's Full Review

"Built in 2005 with 84 apartments on 20 floors, the Arcadia sold very quickly due to the quality construction, beautiful finishes and superior amenities not to mention that Costas Kondylis was the architect. With an expansive fitness center, party room with a full kitchen, kids playroom, screening room and is pet friendly. The Arcadia is located near First Avenue on the south side of 79th Street a stone?s throw from Agata and Valentina and is zoned for PS 158. This is one of those buildings where residents will sell a 2 bedroom and buy a 3 bedroom and have a strong desire to stay in the building. The staff is uncommonly professional and efficient which is nice. And if you have a northern exposure you can enjoy the magnificent architecture of St. Monica?s Church across the street. It is also safe to say that your views will be protected as no one is tearing down churches these days."
